Platform / Fact sheet

From site to ready for service.

SparkDCS takes each development through five evidence gates, starting with land control and an executable power route.

01—05 / Development gates

Evidence before progression.

  1. 01

    Site & power

    3–6 months

Secure land control and a grid offer or private-wire route.

Closes with: Executed land rights; accepted grid offer or signed private-wire route agreements.

Risk addressed: Unsecured land and an undocumented power route.

  2. 02

    Planning

    9–15 months

Obtain consent for the data centre and its energy infrastructure.

Closes with: Decision notice and an agreed schedule for discharging conditions.

Risk addressed: Lack of development consent.

  3. 03

    Design

    3–6 months

Freeze electrical capacity and cooling interfaces for procurement.

Closes with: Signed design basis and coordinated construction information.

    Risk addressed: Unresolved equipment interfaces.

  4. 04

    Financial close

    3–6 months

Secure construction funding against the consented, costed scheme.

Closes with: Executed funding documents and satisfied drawdown conditions.

    Risk addressed: Unfunded construction commitments.

  5. 05

    Ready for service

    18–30 months

Build and commission the first serviceable phase.

Closes with: Integrated systems tests and an accepted operational handover.

Risk addressed: Untested operation under load.

Indicative workstream durations; planning and design can overlap. The 18–30-month build window starts after financial close; utility energisation dates govern service readiness.

Engineering / Four layers

One design basis.

  1. 04Heat

Reserve heat-recovery interfaces for district supply with Vital Energi.

  2. 03Data halls

Design AI halls for 30–100+ kW racks with liquid-cooling readiness.

  3. 02Land & planning

Include the energy centre and utility corridors in the consent boundary.

  4. 01Power

Use a grid-backed energy centre and private wire as the supply design basis.

Delivery model

SparkDCS develops alongside EDIG, the land-owning platform holding the sites, and takes each site to shovel-ready, integrating delivery partners through one development brief and the five evidence gates.
